INTRODUCTION
This development is a stunning residential resort that is currently under construction in the North East region of Brazil.  The first of three phases is 347 fully serviced land plots. The developer have currently sold 70 plots, testing the market in only two months of activity, all sold to local and national residents, to the value of 5.5 Million RS (£2.1million pounds).
The purchasers have paid a 20% deposit and have all signed private purchase contracts with a legal obligation to pay the remaining balance via 24 monthly payments.

INVESTORS RETURN
The developer have the funds allocated to complete the infrastructure with the current income stream of 5.5 million RS, although, by replicating the same construction methods as Brazil’s largest developers, accelerating the construction over a three month period, will in fact increase the overall GDV by 20% at the end of January, as the project will be in an advanced state of infrastructure.

OUR OBJECTIVE TODAY

 To accelerate and complete a key stage of the infrastructure we are offering private investors a 30% return for a 24 month investment to raise a total of £1,000,000.

 MECHANICS OF INVESTMENT PAYOUT
 This is a straight loan transaction, you are not required to own or need to sell real estate in the future. On the 24th month you simply request your funds with the 33% capital appreciation and the London lawyer holding the funds will be draw down immediately.

FROM CURRENT SALES
The developer is currently banking £70,000 per month, increasing as the sales revenue escalates. From October 1st, the London escrow will receive the minimum of £35,000 per month, rising pro rata against sales revenue.
Until such time as £1,333,333 has been accumulated up to or before 24 months

LEVERAGE
With the enhancement of the infrastructure in January 2011 the remaining 277 plots can be sold at an increase of 20%, increasing the gross development value from £12,000,000 in phase one up to over £14,400,000
 
RISKS
Will the existing clients continue to pay their deposits?
Yes.  As per the private purchase contract, if they default on 3 payments their plot is repossessed and therefore can be resold, not forgetting that they have already paid 20% deposit which they would also lose.
 Secondly the clients are middle to high income customers with reputable careers i.e. Doctors, Mayors, Economic Minister, Tourism Ministers, Engineers and Fighter Pilots.
Real estate will be offered, to the value of the investment, to reduce the risk to 0%, not only guaranteeing a solid safe investment, but also giving the investor the opportunity to hold the investment for longer and increasing the CA over the agreed 30% if they so wish.
For investors taking real estate as final security, we will take plots from the current price list and discount by 25%, to the value of your investment. This not only cements a no risk transaction, but increases your capital appreciation if you decide to hold onto the real estate plots until the whole project is finished and capital appreciation is at its maximum.
